The Dangers Of Overvaluing Real Estate

We all have done it at one time or another.

When short of listings, the Realtor goes out and ?buys' one. The process of buying a listing is as old as Real Estate itself. The agent shows up at someone's doorsteps and inflates the value of the property by more than $30,000, $40,000 or even $50,000 over and above the actual market value. I know of agents who have actually listed properties for $200,000 more than what those properties were in fact worth. The owner happily signs the listing agreement with those dollar signs sparking right in the eyes, and the Realtor happily sticks up a sign right in the front lawn. Of course the house subsequently does not sell because it is overpriced, but it doesn't really matter.

Or does it?

All the way back in 1988, in a legal case entitled Basic Inc. v. Levinson, the United States Supreme Court endorsed a theory known as ?fraud on the market', which in turn relies on another theory known in Economics as the Efficient Market Hypothesis. The Efficient Market Hypothesis postulates that prices of traded assets like stocks, bonds, or real property, already reflect all known information and therefore are unbiased in the sense that they reflect the collective beliefs of all investors about the value of the underlying asset and enable investors, therefore, to assess future prospects.

In essence the Efficient Market Hypothesis, which was developed in the 1950's and 1960's, states that subject to certain conditions the market price of a traded asset fully and accurately reflects all the available information relevant to its value. Under this Hypothesis, in an efficient market the only reason as to why a price changes is that new information comes to light.

Because market prices reflect all available information about an asset, reasoned the Supreme Court, misleading statements as to the integrity of price will affect and negatively impact the decision-making process of investors, who rely on those statements as the primary guide to finalize a purchase. Which is tantamount to ?intentional deceit', more vulgarly known as ... fraud.

That ruling has proven a goldmine for American trial lawyers, who have won fortunes by suing firms for damages when new financial information, often in practice a restatement of their balance sheets, is followed by a sharp fall in stock prices of the same firms. The fall is treated as proof of overvaluation due to the initial, wrong statements.

This decision of America's highest Court has now crossed the border with Canada and has spilled into Real Estate. A case involving a Seller, a Buyer and a Real Estate Agent acting in a position of dual agency is now pending in front of the Supreme Court of Ontario. The Agent first grossly overvalued the subject property at the time he took the listing, then actually found a Purchaser ready, willing and able to buy at a price close the grossly inflated asking price. As the transaction was being financed through an institutional lender, the underlying case initially also involved an appraisal firm, which subsequently has settled out of Court with the disgruntled Purchaser.

The decision of the Supreme Court will have an enormous impact on how real estate is practiced in Ontario and possibly throughout the whole country, and it will be interesting to see what the outcome will be. The Buyer bases his case on the Efficient Market Hypothesis arguing that he reached the decision to purchase on the integrity of the asking price and claims, furthermore, that the dual Agent knew or should have know that the asking price was grossly over and above the market value of the subject property. The Buyer is claiming damages both as against the Agent and the Seller.

The line of defence is that the true meaningful value of an interest in land is given by its ?objective value', defined as the price that the property will fetch in an open and fair market, given sufficient time to find a Purchaser, the amount of advertising involved in the marketing of the property, the relationship between the parties and the terms of financing. The additional argument of the defence is that the truthfulness of the Efficient Market Hypothesis is actually being disputed by Economists even in its original field of application: the Stock Market. More specifically, the defence argues that even highly developed financial markets such as the New York Stock Exchange are not efficient enough to allow Courts to calculate the financial damages caused by fraud, and that estimates of damages based on the Hypothesis will be necessarily overstated.

The Realtor in particular contends, furthermore, that at no time the thought of earning a double commission ever crossed his innocent mind (he was walking the dog one day and ...).

All of which goes to prove once again the point I have been making for years - that is sellers, buyers, realtors, lawyers and judges invariably make an explosive mix.

Grand Parenting The Science of Installing A Child Car Seat Child Restraint Not a Snap Installation

Wow! Janet and I will soon be proud grandparents of a beautiful child, a gift from the loving union of our daughter, Sharon, and her husband, Greg. Who knew there would be so more to learn. And re-learn about the care of baby and children! So much to consider and prepare before the baby arrives. Every parent and grandparent must be diligent in ensuring safety first for their grandchildren.

Auto Travel ? don't even think of taking your little munch-kin or grand-child for that quick trip to the corner store without first ensuring that your child/baby car restraint seat is properly installed.

But I installed the Car Seat according the the manufacturer's User's Manual. It's installed properly! Think again!

Those manuals don't always give you the complete picture for best car seat installation. Seek additional help from websites like NHTSA ? National Highway Transportation Safety Association and Transport Canada. Watch your newspaper, local TV, or listen to local radio for regularly scheduled Car Seat Clinics coordinated by your local emergency response, fire or police. Or visit a Child Safety Seat Inspection Station near you. Whether as a parent and as a new grand-parent, you owe it to your child or grand-child to ensure that they are properly secured in any vehicle that transports them.

I recently attended such a Car Seat Clinic with my soon-to-deliver daughter. We took my vehicle ? BUT YOU SHOULD TAKE ALL Vehicles that will transport this precious human cargo. The 1 hour spent installing, and re-installing, the infant seat in my back seat proved how little I knew about proper Car Seat Installation. The Emergency Response pros at this free clinic were diligent in ensuring a number of crucial installation elements:

1) infant seats must be installed in the rear-facing position in the rear seat of the car. Not! Not every should you install an infant or child restraint system in the front seat ! Repeat NEVER!

2) seat MUST be secured with the car seat belt system or to factory installed UAS anchor bars (restraint clips tucked between the seat back and the seat itself and marked with a visible symbol). UAS anchor bars are in all cars built since September 1, 2002. All car new car seats have 2 USA Connectors compatible with this child restraint system. And it is not just a simple click and quick tug of the belt that will do. It will take ALL your adult weight and strength to bear-down on the car seat and pull tight the seat belt or anchor straps. It might even take TWO adults to perform this more-than-snug feat. You will significantly compress the pad of your rear seat. It is only right if there is no side to side movement in the secured seat.

Observation: I took two adults to perform this task at the car seat clinic. Be warned that releasing the web strap may also require two adults: One to bear down on the seat to relieve some of the tension on the straps and, the Other to relax the web strap and undo the clip from the UAS anchor. Be patient.

3) The rear facing seat, once tightly secured (compressed into the rear seat), should have the back of the seat at a 45 degree angle. This is important 45 degrees. This properly supports your infant's head and neck should there be a collision. Those miracle floating noodles were cut, fitted and inserted between the car seat base and the rear of the seat bottom to get the compressed angle right. It took 4 installs and 3 noodles, secured with dust tape, to provide the correct 45 degree angle.

4) The rear facing seat MUST not touch the back of the front seat. Allow at least a 1 inch gap between the infant seat back and the back of the car front seat.

Learn how to properly install the infant or child car seat in EVERY vehicle where the car seat will be placed. Do it RIGHT. A young life depends on it!

How a Best Buy Sales Clerk Taught Me the Simple 6 Step Formula to Close ANY Sale!

Follow this story.

I went to Best Buy today to get a few CDs and walked out with a new subscription to Sports Illustrated. Immediately confused, I asked myself howd that happen? As I went through the steps that brought to that point in time, I realized I was sold on the subscription before I ever had a chance to even think about saying no. Wow! What if and I had this power? My home business would be booming to say the least. So, let me go through exactly what happened and then Ill pull a few key points out for you.

I browsed the CD section of Best Buy for about 30 minutes and then after making my final music selections I headed to the checkout counter. I was greeted by a friendly checkout clerk who rung up my three CDs to a total cost of $43. As she was ringing me up she said How would you like a free Subscription to Sports Illustrated or Entertainment Magazine? Before I could answer she continued by telling me that she had already taken advantage of the offer herself and had received eight free issues of Entertainment Magazine. She continued by telling me exactly how I could unsubscribe at anytime and still get eight free issues of whichever magazine I choose. Then, even before she finished speaking, an adjacent check out clerk chimed in and said how great of a deal he thought it was and how much he enjoyed his free subscription.

Then the magic happened! No sooner did I turn my head back to the first sales clerk than did she ask me which subscription I wanted. Without thinking, I said Sports Illustrated. She replied, thats what the guys always choose. She rung me up and I was out the door before I had a chance to think about what had just happened.

How great is that?

She probably made a commission and I never even saw it coming.

Ok So, what made this whole process work so well?

First: The Element of surprise

I had no idea what hit me.

Second: A free trial offer

She offered me something that was very low risk to me. I didnt really want a subscription to Sports Illustrated, but hey it was FREE so why not?

Third: Smooth transition into her testimonial

Once she said that the subscription was something that she personally took advantage of herself I let guard went down. From that point on, I wasnt being sold on something I didnt want, but instead I was just getting a friendly recommendation.

Fourth: Smooth transition into how easy it was to back out at anytime

At this point, not only was I just getting a friendly recommendation, but she told me how easy it would be to back out of the deal at any time. Not only that, but I was given explicit directions as to how to end my subscription. Hey, if I didnt want the subscription I now felt even less pressure because I knew exactly how to end it.

Fifth: Additional Testimonials

Bang Before I had a chance to think about whether or not I want a free subscription to Sports Illustrated bad enough to go through the future hassle of canceling it Im hit with another testimonial about how great of an offer this deal really is from ANOTHER person thats taken advantage of it. So, now I start to feel a little like Im the one left out. Everyone else is doing it why not me?

Sixth: The Close!

I loved the close! It was so sneaky. She never asked me whether or not I wanted a subscription, she just asked if I wanted Sports Illustrated or Entertainment Magazine. I NEVER had the option to think about whether or not I wanted the subscription or not. She simply ASSUMED the sale and at that point just asked me what subscription I wanted. She never gave me a chance to tell her NO!

Now that Ive given you six simple steps that you must follow to get the sale every time its just a matter of you figuring out how to use this in your own home business. So, stop and read this again if you have to. Just let it soak in. Its an extremely powerful process if mastered. Personally, I left that Best Buy not knowing what happened to me. Solo backpacking means peace and quiet. No one to talk to means no words are put between you and the beauty around you. The miles just flow. It's entirely up to you to say when you eat or take a break. Want to jump in that alpine lake? It's your decision alone. It's a unique experience.



A solo backpacker also is vulnerable. Twist your ankle, and there's nobody there to help you. Have you ever been stuck alone without food for days? How can you make your solo backpacking trip safe? You can't. It's inherently more dangerous to go alone into the wilderness. What you can do though, is make it safer.

Some Solo Backpacking Tips

1. Tell someone where you'll be, and when you expect to return. It's probably best if you leave a map with them, and let them know who to call if you don't return on time.

2. Bring a cell phone. I don't do this yet myself, but many lives have now been saved by cell phones. Turn it off and put it in the bottom of your pack so it won't bother you.

3. Bring the usual safety items (matches, 1st aid, iodine tablets, etc), but double-check to see if they are there and in working order, as you'll have nobody elses supplies to back you up.

4. If you're not sure of your abilities, or have a bad knee or other potential problem, stick to well-traveled trails. On many routes, another backpacker will be by every hour. That's good to know if you're in trouble.

5. Learn well how to read a map and use a compass. If you are two miles off route and can't get a signal on your phone when your knee gives out, you're in trouble. Even if you like to wander, you should be able to know where you are on the map for safety.

6. Know your abilities. Don't plan on twenty-mile days if you haven't done them before.

7. Learn to lighten your load. When you're alone, you lose the efficiency of sharing the load for stoves, tents and other common items. It's easy - and dangerous - to become overloaded when yours is the only backpack. You might want to read up on ultralight backpacking.

Solo backpacking is riskier, but for some of us, it's well worth the risk. Try it, and you might agree. Just be sure to take the necessary precautions.

Foreclosure Can Foreclosures be Stopped

It is everyone?s dream to own a home or built a house for his or herself. There are a few who are fortunate enough to secure one paid in full while many others try to buy one through financing or securing loans.

However, even you are religiously saving for the so-called rainy days and even if you have sufficient finances, there would come a time that you would find it difficult to face up to your obligations. Sicknesses in the family, a possible retrenchment at work or emergency purchases are unexpected instances where you could find yourself in arrears with your payment and then suddenly you are now facing foreclosures.

When legalities come into play in your financial situations or mortgages, it means that your predicament is deep serious. Foreclosures are one of those legal terms that everyone detests, especially the homeowners and the financers or banks themselves.

In exchange for lending the money, the lender would hold a lien against the property, If the borrower does not make the required payments, then the loan goes into default and the lender could exercise the lien against the property, in order to take legal possession of the property for the purpose of selling the property to pay off the borrower?s loan. This process is called foreclosure.

HOW TO STOP FORECLOSURES

Aside from the obvious reason of not paying their loans on time, homeowners get into foreclosures, even if they have avenues to explore, simply by ignoring calls or letters from their banks and lenders or just simply giving up on his/her property in the hope that the tide of things would turn favorable on them.

Although foreclosures are eventualities in securing homes through financing, it does not mean that this could not be stopped or remedied. The matter hinges on the homeowners themselves if they want to keep the property for sentimental reasons or just simply foreclose it and just face the consequences of their action, notably severe damage to one?s credit rating.

If you are delayed in payments to your mortgages and there is no relief in sight, in the immediate or near future, then you have to put the problem in perspective and make a contingency plan or efforts.

The standard measure of keeping or selling the property is that if your monthly house payment (including property taxes and insurance) does not exceed 40% of your gross monthly income, it should be possible for you to keep the property. If the payment is greater than 40% of your gross monthly income, consider selling or transferring the property to avoid negative impacts on your credit. This option would more likely be the path to be taken by borrowers who have equity in the property. By selling the property, the borrower could then pay off the mortgage, and pocket the difference if there is equity remaining.

If the financial setback is temporary and you need immediate money to make your loan current so that you could continue paying your debts, it is best to approach family and friends instead of hard money loans since they would lend money based on equity in the property. Just make sure to pay off your loans to your relatives or close friends for it is much difficult to have them foreclose on you to get their money back.

The best and simple solution to foreclosure proceedings is to deal directly with the situation. Be brave enough to talk with your banks or lenders and explain your situation. Remember, they do not want to foreclose on you they just simply want their money back plus interest. By exploring this angle, the lender and the borrower may arrive at a common ground to work on and resolve the situation in a way that is agreeable to both parties. The Loss Mitigation Department would deal on cases like this.

Basic lending guidelines would require all home loans would total up to less than 70% of the current market value of the property. If you have more equity than that, you should have no difficulty in obtaining a new refinancing deals or second trust deed to bring your loan current. Expect higher interest rates and loan fees.

There are several other alternatives available to you depending on the situations of the borrower, laws of the state and policies of the lender. You may consider forbearance, refinancing, modification, deferral of principal, a temporary indulgence and a Chapter 13 Bankruptcy.

In applying forbearance, your lender may be able to arrange a repayment plan based on your financial situation and may even provide for a temporary reduction or suspension of your payments. You may qualify for this if you have recently experienced a reduction in income or an increase in living expenses. You must furnish information to your lender that there is a temporary problem and it would be resolved in the near future and show that you would be able to meet the requirements of the new payment plan.

A similar portion is deferral of principal in which the borrower agrees to pay the interest only for a certain period of time and then making the usual monthly payments. But just like in forbearance, this is very difficult to obtain unless the bank is familiar with the borrower or the borrower has an excellent credit stature in the bank.

If you have recovered from a financial problem you may able to apply for a mortgage modification. This process involves renegotiating the terms of debt and/or extends the term of your mortgage loans, changing the interest rates or additional surcharges to the principal with the current lender. This may help you catch up by reducing the monthly payments to a more affordable level. Refinancing, on the other hand, means that the borrower obtains a new mortgage with a different lender; the operative word here is different. As much as possible this alternative should be avoided since it would make your problems worse for borrowers in distress would tend to agree to onerous terms just to get a lease on their loans.

A chapter 13 Bankruptcy could be another option for it gives the borrower the time to ?re-organize? his finances and work out a payment plan prior to resumption of payment. This would help keep the property and not blemish your credit rating compared to a Chapter 7 Bankruptcy, which completely discharges any debt the borrower had accumulated under the mortgage.

As a last resort, you may able to voluntarily ?give back? your property to the lender or a ?deed in lieu of foreclosure.? This would not save your house, but it is not as damaging to your credit rating as a foreclosure. This may be availed of if the borrower is in default and do not qualify for any other options and your attempts at selling the house before foreclosures were unsuccessful.

In some other states, there are laws and other options that are available to borrowers with mortgage problems. There is the option of reinstatement which means that the borrower brings the foreclosed mortgage current, including all overdue amounts, as well as fees and costs. Likewise, there is the co-called redemption, however it is usually limited in how often he or she could take advantage of this option and this is limited to some states.

A foreclosure procedure takes a long time to materialize and homeowners are given the chance to bail themselves out of their predicament. Sometimes the best defense against foreclosure is just to make a response on their inquiries or demand letters. Ultimately, the only thing that would stop foreclosure proceedings is repayment of the debt, for every option mentioned here is just a delay in the proceedings.

Why Humans Make Lousy Lovers


How can I, love, and you, three of the most misunderstood words in human language, be linked together to form our most sublime sentence? Like a Linus blanket we refuse to relinquish, this seemingly simple phrase comforts us from cradle to grave. Since long before grunts gave way to words, its message has been expressed by mothers to infants, children to their best friends, people to their pets, lovers to each other, and, most notably, by those facing death to their God.


This celebrated sentence is like a teeter-totter: I on one end, you on the other, and love, the magnificent fulcrum that connects the two in a dance of infinite possibilities, in the middle. But who am I? And who are you, really? And, as Cole Porter asked way back in 1929, What is this thing called love? Perhaps these questions are the true riddles of the ages. Perhaps the one who succeeds in plumbing the depths of these three terms will be at last reunited with the Oneness of creation.


I, for one, am presently no closer to unraveling this conundrum than when I first breached the womb. But the flood of warmth that moves through me each time I express my love for you reflects the absolute joy of this journey of discovery. The deeper I explore the mystery of my own existence, the more I discover the divine in you. I now know with absolute certainty that in the fullness of time love will consume me, and any last shred of my personal I will dissolve in love's brilliance as the you and I merge.


Sex--expressed or sublimated--is the stage on which we humans, like all other sentient beings, enact this cosmic passion play. Sex is like a Stradivarius violin, a perfect instrument with ranges of expression that exceed what our senses can contain. In the hands of an unconscious musician, clumsy, probing fingers can only evoke gross groans and squeaks, violating our sensibilities and profaning the instrument's perfection.


So we now have a fourth word to add to our ill-defined stew. I love you, let's have sex. Unfortunately, humanity has so confused sex with love that the two have become inextricably intertwined. If we drove our cars the way we make love, we would solve the world's overpopulation problem in the beep of a horn. Ironically, our civilized societies demand more training and supervision for getting behind the wheel of a car than getting it off in the back seat.


Getting it off (or on) ... what a delightful euphemism for making love that is! You see, it doesn't matter whether you bone or bonk, do the deed or the horizontal tango, make bacon or babies, pork, romp, screw, or express your deepest essence in a sublime act of total surrender--the supremely flexible Stradivarius of sex accommodates them all. Every possible expression of sexuality, from tantric ascension into heavenly bliss to child molestation and ritual killings, is part of its vast repertoire.


If you're bent on making sense of it all, then fasten your seat belt. Here's where the road makes a sudden, steep, and slippery descent. To understand the full range of sexual expression we need to know quite a bit more about the players than their pronouns. And this calls for examining the illusion we charmingly refer to as reality and the (mis)perception of who we (you and I) truly are.


From the human ego's earthly perspective, we are biochemical entities that depend on a fragile solar and planetary ecosystem for our sustenance and survival. We are a tangled complex of emotions, intelligence, physicality, and--if we can move beyond our primary instincts--spirituality. Each of us, moreover, is distinct and separate from everyone and everything else.


A cosmological perspective reveals something entirely different. Each aspect of the creation, whether sentient or (seemingly) inert, is part of what the Buddhists call Indra's Net--an infinite, interconnected cosmic hologram through which the All That Is records its experiences. In other words, you and I are each an aspect of God perceiving itself as human.


These two views, the egoistic and the cosmological, fix the extremes of a continuum of being that ranges from the constricted human-I at the bottom through the level of the soul-I to merge with the Oneness of the God-I at the top. How you perceive reality shifts with every incremental step you take along this continuum. If you keep seeing (and believing) the same thing from day to day, it's a sure sign that you're stuck.


Something very similar to this perception gradient exists in the human body. There is a network of energy vortexes, called chakras (a Sanskrit word for wheel or disk), that relate to various colors, emotions, organs, and other aspects of human behavior. Although there are many chakra points throughout the body, the seven main ones are positioned along a vertical line that extends from the root chakra at the base of the spine to the crown chakra positioned just above the top of the head.


These chakras perform two significant functions other than the ones usually ascribed to them. First, they are the points through which every being is subtly connected to and communicates with the cosmic hologram. The information you receive through them comes as sudden flashes of inspiration or intuitive realization. They are your wireless links to the infinite network of creation. Moreover, both inspirational and sensory input move through the chakra system from root to crown. A blockage at any one chakra along the way obstructs the information from reaching a higher energy center.


Second, the chakras are the repositories for all your basic belief systems. All primary thought patterns concerning one's life are imprinted, by category, in a particular chakra. For example, all issues concerning personal survival, such as safety, food, shelter, and financial security, are stored in the first (root) chakra. Beliefs concerning family, superstitions, and group judgments including religious convictions, are held here too. Blockages in the first chakra cause sex to be treated primarily as a function of procreation, as typically seen in underdeveloped or third-world countries or by followers of certain patriarchal religions. Extreme distortions in this chakra can result in satanic ritual sacrifice, child molestation, and a host of other perverted behaviors born of fear-based superstition often masked by the zeal of distorted religious dogma.


The second chakra (located just below the navel) stores all the decisions regarding one's personal and emotional identity. It holds imprints arising from traumatic sexual experiences, as well as patterns of blame, guilt, power, and morality. Blockages here can trigger sexual behavior that involve emotional or physical pain and violent, non-consensual sex.


The third chakra (positioned in the solar plexus) is the seat of the ego and the upper home of the human aspect of our infinite being. Restrictions in this chakra lead to low self-esteem, fear of rejection, oversensitivity to criticism, and a deep-seated fear of having one=s secrets exposed. When this chakra is blocked, sex becomes codependent: the partners act out the parent-child bonding patterns that define their relationship.


These first three chakras delimit the human portion of the infinite continuum. While sex experienced through the lower energy centers may result in moments of great release or pleasure--for at least one participant--there is little or no sacred energy transfer between the partners. Significant energetic transfers cannot occur until both participants have done sufficient work to balance (or neutralize) the blockages in the first three chakras. This is accomplished through various disciplines that focus one's attention on behavior patterns in order to gradually bring them under conscious, rather than impulsive, control. Having done this work, they are able to transcend their base human nature and move into the fourth chakra located in the heart. It is here that union is expressed as unconditional (as opposed to codependent) love, and love enters the first realms of the divine.


It is beyond the scope of this article to delve into the sexual fireworks that await you when you finally penetrate the mysteries of the three higher energy centers--the throat, third eye, and crown--that open the doorway to infinite intelligence. Expressing unconditional love and unobstructed communication through these higher chakras propels you (and your partner) into kaleidoscopic crescendos that transcend the human domain. Suffice it to say that once you experience the perfection of great, vintage champagne, you'll never again settle for screw-top fermented grape juice out of a brown paper bag.

Farming Recipes And Traveler's Backpack For WoW Gold


Traveler's backpack sells for A LOT. Usually, the Alliance realm is two or even three times more populated than the Hordes. To start, have your main character on the Horde side because that'll be the character in which will be receiving all the WoW gold. You'll need to farm a little gold for your Alliance character. When you've collected about 20 gold pieces go to the nearst Auction house and buy a Traveler's bag. Then fly to Tanaris and set your buyout price very low.


Now log onto your main character and buyout those bags. Be sure to do it quick so no one else grabs it before you do. Since the Alliance population is much bigger, there are much more bags available in the Auction House and the normally cost cheaper. If you sell them on the Horde side you will get a lot more for what its worth. A bag goes for around 5 gold pieces on Alliance and sells for 10 gold pieces on Horde. That's 100% profit right there.


Normally I would transfer over around 4 bags each time. That would be about 20 gold. Within a week I can farm about 4,000 gold pieces. That is a pretty decent amount even with the auction house taking about 15% on fees.


There are some recipes that sells for a great amount of gold. Best sellers are Brothers Knaz and Gnaz Blunderflames in STV. They sell Schematic: Deadly Scope and Schematic: Mechanical Dragonling. You can only buy one of each per day. Mechanical Dragonling costs one gold each which can easily sell for six gold. Deadly Scope costs 20 silver and sells for about 5 gold pieces. Another nice receipe is the Mithril Mechanical Dragonling, sold by Ruppo Zipcoil in Hinterlands. Costs 40 silver to buy and sells easily for 5 gold. I can on average about 100 gold per week running these small errands. It isn't very high income unlike selling Traveler's bags but it's a quick method with an extremely high profit margin.

Weekend NFL Betting

This will be QB Luke Getsy's Zips first conference game of the season, while the Golden Flashes already stand at 2-0 in the division. A win here by Kent would give them some fantastic breathing room the rest of the way, and they would have to be considered the odds on favorite to reach the MAC Championship game if they were to hold serve at home the rest of the way. Expect another solid MAC battle to occur, so tune into FOX Sports Cincinnati to see these two slug it out.


The 3:30 ET time slot is when most of the day's fun begins. Oregon takes on Arizona State, Georgia Tech invades Blacksburg to take on the Hokies, the Gators seek revenge in The Swamp over Alabama, and Texas Tech and Texas A & M will battle it out in what's become a very fierce rivalry over the years. You can catch the SEC battle on CBS, while all the other big games will be broadcasted on ABC.


Lincoln, Nebraska will be in a frenzied state come 7:00 ET as their Huskers take on the Kansas Jayhawks in what's certain to be a bloodbath. The Jayhawks snapped a 36-year losing streak to Nebraska last year in Lawrence, and dished out a woodshed beating in the process. Tune into Fox Sport Net to see if HC Bill Callahan decides to return the favor.


A couple of Big 10 powerhouses take the field at 8:00 ET as the Michigan Wolverines visit the Twin Cities to take on the Minnesota Gophers, and the #1 ranked Ohio State Buckeyes invade Kinnick Stadium to lock horns with the 13th ranked Iowa Hawkeyes. One game looks to be a blowout, while the other should be very competitive. Can you guess which is which? Be sure to tune into ABC and ESPN to find out!!!

Many will be interested to see if the Ravens are for real, and to see how QB Phillip Rivers handles his first true road test as a pro. The afternoon slate does peak my interest a bit with New England and Cincy squaring off as well as Jacksonville and the Redskins. Cincy picked up an enormous win at Pittsburgh last week, and might come out a bit flat. NE was embarrassed on Sunday Night in front of the entire world, and should come out with their hair on fire. Jacksonville not only lost to Indy once gain, but they cried about it after saying the Colts were cheating and threw too many cheap shots. Squamish Whistler Real Estate Markets Gear Up For 2010 Olympics

There is nothing like worldwide attention to drive interest in a region?s real estate market, and nothing drives World-wide attention like the Olympic Games. Since the announcement that Vancouver and Whistler would co-host the 2010 Olympics, The real estate market in the area between Vancouver and Whistler has been exciting to say the least.

Create Your Own Scrapbook

Have you ever considered journaling your life's pages and transforming an ordinary collection of photographs into a vibrant and visual storyboard? Telling the stories behind the pictures and revealing hidden memories and emotions through the creation of a scrapbook can be a wonderful experience that you will admire in years to come as it will make you smile while looking at your past adventures. But most importantly, creating your scrapbook from scratch will give a unique and intimate feel, as a personal touch will turn your albums into something very special. That is the power behind journaling a scrapbook and this cherished feeling is one of the most important elements of different types of scrapbooks.

The best thing about creating a journaling scrapbook is that although there is a plethora of scrapbooking supplies available on the market, you actually do not need much to make your own version and personalizing it according to your imagination. In fact, all you need to create your own scrapbook is an empty album, glue, a pair of scissors, and your collection of photographs, stickers, tickets and newspaper clippings. Additionally, any fabric, ribbon, or bits of leftovers from other projects can be used to embellish your personal journaling scrapbook. Have in mind that as you become more familiar with scrapbooking, you will find products that will save you time and frustration. Although these are somewhat more expensive they are well worth the extra cost. The most usual investment is that of an exacto knife. Its strong and versatile blade allows you to cut almost anything into any shape and when the blade is dull, you can simply brake off the end to reveal another sharp tip. But remember to place the object you plan to cut onto a mat or wad or newspaper before using the exacto knife, since it will cut right through your picture and into your scrapbook page or dining room table if you are not careful or exercise more power than needed. Moreover, you should buy a pair of tweezers as trying to pick up and place small gluey pieces can be a hassle. Tweezers, however, will allow you to move pieces without touching them and getting glue all over your fingers. At this point you should know that there are various glues and affixing options available at your local supplies store. Some of these quick and less messy options include glue dots, two-sided tape, Xyron, acid free photo tabs and polypropylene corners. Also, remember that you should purchase acid and lignin free albums will increase the preservation of your scrapbook and your paper treasures intact. You can find lignin and acid free pages and albums in virtually any color and texture.

Finally, when your journaling scrapbook is ready it is time to add its content. First, think about the people who will read it in the future. If they were not part of the activity you are about to describe you should give them as many details as possible so they can relive your memories and stories for themselves. The 5 W's method is usually the best strategy. Name the people appearing in the photo, and describe who took it and who else was present. Then state the purpose of the photograph. Describing what was happening can help the reader understand the circumstances that prevailed and feel part of the story. Of course, you should state where the event your photo illustrates was and it is always good to give some background information. Remember to tell to the reader when the photograph was taken and add the specific date including the year if possible. In addition you should state why this photograph was used. What makes it so important?

You should not be afraid of scrapbook journaling. Just remember that all stories have a beginning, middle and an end. Ask yourself, What would I want to tell future generations about the photos on my page? and this should be more than enough to help you write down your stories. A title page or famous sayings, quotes or a special poem you wrote for the occasion can gradually lead the reader to the end of your story.

By far, this second approach is the way to go when it comes to viewing the value of your home.

Flipping vs Keeping

NO contest.

I have written about this for three years. I know there are seminar leaders discussing it Nationwide, adnesua.

Let me set the record straight. THERE are two things at battle here. ONE is, What is a fairly easy way for me to make a few thousand dollars? The other question is What is a fairly easy way for me to make millions of dollars?

Those are two different questions. ON several newsgroups focused on real estate investments, I have been sneered at, insulted and cajoled because of these facts. I can see now why the negative comments occurred. I failed then to say ?way to make Millions, or to make money. I did instead say, those who are into real estate investing and flip houses are idiots. My bad. IF one does consistent flipping as a way to make Millions, he/she then is an idiot. I am calling an idiot anyone who takes a method and Prostitutes it and then, must take 3-5x longer to get to their objective if they, in fact, Ever reach it!

For those of you new to this whole ?game? of real estate and flipping, I will explain it. Flipping is an assignment of the right to own a piece of real estate. Anyone can assign Their rights to real estate. A synonym to flipping is wholesaling. This is the industry Term though it is a misnomer. Wholesalers gain title to something whereas in real estate, A flipper or wholesaler only gains rights, and not title. The difference in some cases Is significance. And it is TRUE that one needs no credit, no job or anything in order To flip a property--only a willing property seller.

This math I have shown to others repeatedly;

Take one house, market valued at $200,000. [I used to use 100k, but those houses in Flip territory are vanishing.

THE flippers methods are easy to understand. He/she usually; finds a property From one of many sources, that is available at 10-50% below FMV, or, fair market value. This flipper gets that property UNDER control by writing a contract on it. WHLE it might make no sense to those not familiar with real estate, anyone can write a real estate Contract and give it to a seller. Perhaps it takes 100 contracts to get one seller to accept But that is the method. Twenty five years ago, I did that to get control but I kept the properties and lived in them or managed them and sold them later. A seller can accept anything they wish to accept. Some sellers care who the buyer or contract writer is And some sellers DO NOT CARE.

AFTER the flipper finds house that is thought to be for sale below market [10-50% And gets it under contract [some UNLICENSED flippers instead, only know of such properties and make separate contracts with future buyers that obligate the buyer to pay them for the info if the buyer buys. This is illegal!

The finder of the house, the contract holder, must now do two things
A; find the best price to re-sell at and
B; find a buyer for the property.

Since the wholesaler sells the property below fair market value, the difference is what is going to the buyer. Thus, the buyer of a flipped property gets instant equity.

Presuming in my math that the finder wants 10% for himself and is offering a house At 25% below market [that is available to the flipper at 35% below, the flipper Sells the house at no cost to himself and grosses 10% of the price he sells it at.

The $200k house fmv is available for a 35% discount, or 200-70k=130k and sold to the new buyer for 10%, usually of the purchase price so 130 + 13k = 146k

The buyer nets 54k in equity while the flipper nets 13k The flipper flips 2 houses a year, thus netting 26k, not counting his mini expenses of Phone, faxes, and gas. We will ignore those.

In 1 yrs, he has 26kB
In 2 yrs, he has 52
In 3 yrs, he has 78k
In 4 yrs, he has 104
In 5 yrs, he has 130k

Now, let?s see what the other guy can net if he keeps his properties he finds.

He has escrow and perhaps transportation expenses and points to pay, so he has a true cost of perhaps 3k costs to add to his 130k purchase price, so he pays 133k.

HE immediately re-fi?s the property, getting a 90% ltv of value loan, or 180k loan [180k is 90% of 200k

he has cash out of [180-133k= 47k IF he puts tenants into the property, that is gravy

1st yr, 47k
2 yr, 47k
3 yr 47k
4th yr 47k
5th yr 47k
and he re-fi?s the first two props again and pulls out another 47k
he has 47x6= 282k
282k vs 130k and #2 buyer can re-fi every 3 yrs indefinitely for another 47k, tax free.

If he is smart, the 2nd buyer will buy biz?s or notes and NOT use his cash for more RE purchases. Why? Cause he can earn 25% on his cash from the RE while his RE loans only cost him 7% max!

WHEN I am told by flippers [even of commercial that they can make so much fast cash, I ask them how much cash they have after 1-2-3 years and none of them has a dime; My wife got sick, my kid needed braces, we went on a vacation.

So did the guy with the houses he kept. But he had those same expenses and still owns his houses.

IT is thus, a no brainer. BE a keeper, not a flipper. FLIPPERS are not only flipping houses, they are DONATING their profits to the buyers!
