Bulgarian Market Slows But Prospects Good

New research from a leading British property investment firm suggests that property price increases in Bulgaria have slowed. The report by UK-based Assetz shows annual price rises dropped from a nationwide average of 36% in 2005 to 17.8% for the same period this year. The company partly attributed this to an over-supply of new properties in the most popular areas, such as the mountain resort of Bansko and Sunny Beach on the Black Sea coast, which have experienced an unprecedented building boom. Indeed, property consultants Colliers International report an amazing 152% jump in the number of new properties available in Bansko since June 2005, with 22,500 units in various stages of development in the coastal resorts.

Despite the slowing of price increases, and the end of dramatic over-night returns, investors continue to view Bulgarian property as a good long-term investment due to the country?s forthcoming entry into the EU and its growing popularity as a tourist destination. Investor confidence in the market was illustrated by the entry of several large international players, with Deutsche Bank recently announcing investments of ?65 million in two residential projects in Sofia, while the US-based real estate franchise Century 21 unveiled plans to open up to 70 offices in the country over the next two years.

Stuart Law, managing director of Assetz comments: Bulgaria is facing a period of readjustment after huge initial foreign investment. While longer-term investors are still set to benefit over the next five to ten years, as low cost property continues to attract holiday home buyers, there are no longer instant returns.

Do You Have a Burning Desire To Get Wealthy?

Real Estate seminars and home-study courses have made many millionaires. However, the huge majority of seminar attendees and buyers of those courses never buy a single house? Why is that?

What?s the difference between people who go to seminars or buy information and immediately implement and change their life, and the people who let the stuff grow cobwebs on top of the refrigerator?

Is it the desire to change their life and circumstances for the better? No, I don?t think so. Everyone has the desire to make more money, have nicer things, and lots of toys. They would not have invested anything if that was missing.

What it is, what the BIG difference is between desire, and a burning desire. A desire is a casual thought that you would like to achieve something, kind of a vague vision of a nice outcome, with no real time table or definite plan to make it happen. A burning desire is a consuming desire that takes up much of your time awake and even invades your dreams. It has a definite plan of action and timetable, and you rarely allow anything to interfere with your fierce pursuit of the goal.

A person with desire will listen to negative talk from ?friends? and well meaning family members who try to discourage them from achieving their dream. If you find yourself saying, ?Maybe they are right?, then that?s not a burning desire. A person with a burning desire knows they are right and lets all negative thoughts roll off like water off a ducks back. Napoleon Hill calls this working yourself into a ?white heat? to achieve your goals. If you can develop this ?white heat?, then you will succeed. And as someone who has climbed that mountain, I have something incredible to tell you:

When you arrive at the destination you dreamed about, you will find that there is no one guarding the door! This place always existed, and the key that opened the door was the burning desire to get in. I don?t mean to over simplify this. Of course there will be detours along the road, or obstacles to overcome, disappointments to suffer. This happens to everyone.

Here?s an exercise you can do. Write down your goals, and then go back to them a day later and rate your desire to achieve them. No one is looking; you can be brutally honest here. Rate each goal on a scale of 1 ? 10 as to your desire to make it happen. If you have anything scored less than a 10, cross it off your list. Disregard it, and focus only on those that you scored a 10 (or higher!). These are your REAL goals.

You also need a well thought out plan, and the skills that are necessary to make your dreams a reality. The good part is that all of that stuff is already available in books, courses, and seminars. But if you asked me to bet on the success of someone who has all the right tools and average desire, or the guy with nothing but a burning desire, I?ll always put my money on the second guy. Every time. Why? Because I was the guy with nothing.

Don't Rely Excessively On Appraisals

Getting an appraisal on a home is a fundamental aspect of making a purchase. While appraisals are certainly helpful, you should not put too much stock in them.

Don?t Rely Excessively On Appraisals

An appraisal is a valuation of a property by an independent appraiser. The appraiser does an evaluation of the home, considers the home in comparison to others of comparable type and so on. Once completed, the appraiser then issues a written appraisal value of the home. Many homebuyers make the assumption the appraisal is the true value of the home both now and in the future. This can be a dangerous assumption.

First, appraisals are limited by something known as a moment in time. The appraisal done today, may not be entirely relevant a month or two later. If a property has been on the market for a few months, the appraisal may not reflect a slowing market. This, in turn, means the appraised value is actually higher than the current market will support. Homebuyers run into problems when this occurs because they put too much value on the appraisal. A seller will often list the home below the appraised amount and homebuyers will think they are getting a deal. In reality, they are not and may actually be paying more than a new appraisal would support. The older the appraisal, the less value you should put into it.

Most homebuyers assume an appraiser inspects the home for defects and discounts the value of the home accordingly. This is not really the case. An appraiser is not really doing a critical home inspection. In fact, the appraiser contract and/or report usually contains a long disclaimer whereby the appraiser covers his derriere by noting he assumes the property is in good condition and isn?t liable if it is not. Obviously, that should scare you. This, of course, is why you should insist on a home inspection for any property you make an offer on.

An appraisal is a solid part of the equation when considering a home purchase. It is not, however, the piece de resistance when valuing the property.

Finding the Best Home for Your Family

When buying a home, there is often a little give and take. It is rare that a home at the right price in the right place will have everything you are looking for.

For example, we love our new home. It has a great location, perfect land, nice improvements and fits us just right. However, the kitchen is a fourth the size of our old one. I hate it -- half of my cooking essentials are stored in the laundry room/pantry. But because the pros outweighed the cons, I live with it for now.

Buying a home can be very emotional. You want to find a good deal. But you want your dream home. Where do you start?

You should start by looking at the market in your area. You may find that there are only one or two homes that fit your requirements out there for sale. In that case, you probably won't have much negotiating room. The house we recently purchased is a rare find. We contacted the sellers, who weren't sellers at first as the house wasn't even on the market. We just thought we'd ask. We knew we had no room to negotiate as properties in the area are highly sought after.

The more choice you have, the more you can negotiate.

You can often find a good deal by looking into vacant properties. The longer a home sits on the market, the more eager the sellers become to negotiate. If no one is living in the home, it is a good indication that the sellers have already purchased a new home and are looking for a quick sale.

When looking at homes, look for the ones that can be shined up a bit. For example, when you tour a cluttered home, remember that the clutter leaves with the seller. You can make a few changes and have a completely different home. Remember what paint and a little sweat equity will do.

Look beyond decor to the structure of the home. Look at what can be cleaned up. Don't focus on the owner's belongings. Look at the bare bones. You can often find that others don't do this. If you are the only one willing to consider the home, you will have negotiating power.

Even if you don't have children, you should look at the schools in the area. If you ever want to sell the home, this could give you some power. If the schools aren't great and you love the home, use this as a negotiating point with the seller.

Be willing to look at hard to view properties. These are the properties where the showing hours are extremely limited. This translates into fewer people seeing the home. This is good for you. Homes with minimal showings have very few offers.

Remember to keep your emotions in check and look to see if the home has everything you need. Weigh the pros and the cons of the home. Sometimes, the house is a deal, but it just won't fit your family. We once looked at a 800 square foot home on forty acres with highway frontage near a major intersection. It was a bargain. Had a barn and ponds. The house was so small, all of our belongings wouldn't fit. We would have had to live there until a larger home could be built. It was a great deal -- we still talk about that -- but didn't fit our needs.

You have to be aware of what a good deal is to your family, not just your wallet.

Lakme India Fashion Week A Review

Introduction

India is becoming the latest fashion hub for the fashionistas. Indian designers are no longer confined to the domestic fashion and apparel market, they are gaining recognition and fame from all over the world. The various government policies and a boom in fashion industry have made it possible. One of the major breakthrough provided to Indian designers to showcase their talents are through the medium of fashion shows. Lakme India Fashion Show is the most popular fashion show celebration of India where the talents of already established and upcoming designers are showcased.

This event is a fashion celebration laced with lots of glamour and national as well as international media coverage. This time lakme India fashion week was held at Mumbai from 31st Oct- 4th Nov. Many high profile designers as well as audience witnessed this fashion fiesta. Famous bollywood celebrities were part of it.

Eminent designers like Surily Goel, Narendra Kumar, Sabyasachi Mukherjee, Nalandda Bhandari, Nandita Mahtani, Anand Kabra, Abhishek Dutta , Wendrell Rodericks, Anupama Dayal, Vikram Phadnis, Chaitanya Rao, Sanchita, Savio Jon, Payal Singhal, Sanjay Malhotra, James Ferriera, Priyadarshini Rao, etc presented their spring/summer 2007 collection. Nalandda Bhandari

Nalandda Bhandari designs simple yet attractive and wearable collection under the brand name ?Nasha?. She named her spring/summer 2007 collection ?Free Spirit?. She covered all patterns and styles of contemporary women clothing, dress patterns like- tunics, kaftans, tube dress, skirts, shirts and burnt gold evening gown dominated her show. She played with glamour clad fabrics like chiffon, silk, georgette, voile, cotton and crepe. Her collection was largely ruled by animal prints and embroideries like African embroidery, sequin embroidery, etc. She also presented her men collection. She included her logo of rose embroidery in almost every outfit.

Narendra Kumar

The very famous designer Narendra Kumar presented his spring/summer collection 2007 at Lakme Fashion Week. The collection was named as ?Love Touches You?. He presented a perfect blend of traditional and contemporary designing paired beautifully with each other. The women?s line of western collection had smocked & pleated skirts, balloon skirt with shirt dress, half collars, bloomers, chiffon with appliqu? sleeves, etc which were created with the designer?s unique touch and detailing. The preferred fabrics by the designer were cotton, georgette, net, silk, mull and linen. The collection was unique but wearable in terms of design and pattern.

The men collection was very stylish and appealing in nature. Men models walked the ramp with elaborate embroidered batik styled shirts paired with stylish trousers completed with patch pockets and shiny zippers. Fun element of, feminity to male garments was provided by showcasing sophisticated floral printed baggy tops paired with tight fitting pants and capris. The choice of colors was dull jade, beige, blue, brown, saffron and white. Complicated embroidery, smocking, appliqu? work and shadow work were part and parcel of his creative designing. The fun element was when the famous model turned actor John Abraham walked the ramp with white linen suit. Thus he complied every bit of creativity and entertainment aspects to his collection which gained him standing ovation by the audience and showering of red carnations.

Surily Goel

Surily Goel is young and talented designer who even designs for film personalities. Her latest creation on big screen was for actress Preity Zinta for the film ?Jaan-e-Mann?. Her collection presented the carefree and sensual side of women?s clothing. This year?s collection was marked by knee-length skirts of georgette, crochets, chiffon, light silks and organdy, highlighting pleats and waist gathering with satin belts. Also single piece bubble outfits created in wide range of colors and fabrics. In this time?s collection she used more of small colored stones.

She started her showcasing of designs in oyster white color then, tea rose, yellow, coffee, watermelon to grapefruit color. Display of tunics and blousons were coupled with melon, gold or silver tights. The signature outfit was the oyster white kaftan embellished with golden embroidery.

Sanjay Malhotra

Sanjay Malhotra named his spring/summer 2007 collection ??Dejavu?. The key phrase which inspired him for this collection was ?Life through my rose colored glasses. He instead of sticking only to free flowing usual feminine fabrics, even experimented with fabrics like fur, leather, voiles, denim, suede and laces which were highly appealing to today?s power packed independent women. The beautiful mix-n-match of these fabrics in sober as well as striking colors presented a collection that was bold enough yet stylish and wearable. Clive Rundle and Sun Goddess were two international South African designers who presented their collection at Lakme Fashion Week. Fusion was the key style of their outfits. The Proper Under Garments Can Make All The Difference

The best under garments can make all the cloths look good on you. In terms of panties, nothing is more unflattering than seeing panty lines under your slacks!! That's especially true in the summer when you can get a double whammy...actually seeing through light white pants as well as having the textural bulge that some underpants give!! I am a huge fan of thongs!

For some people they take some getting used to and some are more comfortable than others. You'll have to try them and see how you feel. They make visual and texturally bulging panty lines obsolete...great for your look in clothing. As for bras, it's a great idea to get your bra professionally fit! This may sound a bit bizarre but there are great women out there who do this for a living in lingerie shops.

You would be surprised at how many women walk around wearing the wrong bra size for years!! A bra too small around the back provides bulges that look ugly under sweaters or t shirts. Cups the wrong size result in bulging if too small and lumpy wrinkles and gathers if too big. Anyway, once you have the proper size, here are some things to look for.

Go for unadorned and seamless cups. (While lace and rosebuds are awfully pretty, they don't permit fabric to lay smoothly). I love the bras at Victoria's Secret that are unpadded but nonetheless have opaque, shaped cups like the IPEX demi bra. I recommend you take a look at their web site for some ideas or stop into one of their stores and try some different styles on. Here's tips...try the bra on and put your top back on to really see how it looks!

Own a variety of different bra cuts...one more plunging, one with race backs, one with narrower straps, one strapless, etc because different tops and dresses call for different bra styles. Get a couple of the basic style and then one of each additional style should do it! You just never want your bra or its straps to show!

I understand your problems because, at 5'5 and 120 pounds you are probably a size 6 and size 6 clothes are not designed for DD breasts. First, buy a great minimize bra that offers lots of support but also visually reduces the size of your chest. Avoid knit tops or any other type of form fitting top.

Blouses will be better for you, either tucked in or worn out. You will look like you have a gorgeous and curvaceous figure but it will help take the emphasis away from your breasts. Tops that are blouson will also be great on you. Avoid high scoop neck tops...they make one's chest look bigger! V necks (but not plunging) and button down styles will be best. Darker colors on the top are also a good idea, with lighter bottoms. I'm not sure you need more hip but you haven't provided those proportions.

If you're back measures 34 then your hips should measure 34 or more. You need more hip if the number is less than 34, only. Wearing A-line skirts and pleated skirts will make your bottom appear wider. Avoid tight, straight skirts if you want more hips. Wear light colored bottoms with dark tops because light makes things look bigger and dark makes them smaller.

WHite Doves at Weddings Bringing Back an Age Old Tradition

For thousands of years, white doves have been a traditional symbol in
wedding ceremonies.

To the ancient Egyptians, the dove represented quiet innocence.
The Chinese saw the dove as a symbol of peace and long life.
To early Greeks and Romans, doves symbolised love, devotion, and
caring.

The dove was the sacred animal of Aphrodite and Venus, the goddesses of

Whereas real doves would just fly up into a tree. You can't get them
back so they'd have to fend for themselves. How very cruel!

That is where the art-form I was talking about comes into it.

pigeons, with the pigeons that have the stongest homing instinct. This
happens long before

- you never know what sort of diseases they might have. Plus, you would
be lucky if they don't go splat on the ground
when they are released because they don't have the fitness to fly very
far.
